While this may be a good option for sellers who NEED to move immediately and don’t need to net top dollar, it leaves a lot of money on the table for those who don’t. Here are some facts:

  • Generally Significantly Below Market Value Offer  

  • Open Door Transaction Fee of 6.5%-11% 

  • Often MAGNIFIED SELLER COSTS once the inspection is complete and money is sought for repair issues found in the inspection. Use of the word “magnified” vs. as it compares to repair concessions in agent represented transactions.

  • Doing unrepresented business with a direct buy platform such as Opendoor or Perch is doing business with an entity that by default is working in its own best interest...not yours.
